As the demand for accommodations has grown, the lodgings have shifted to Guesthouses, which are becoming more and more common. Guesthouse accommodations may or may not include a Continental breakfast, full kitchen, or other amenities. Also, please remember you are not staying in a hotel with room service, maids or repairmen on duty. Also keep in mind that most reservations are for weekends and holidays when the managers, owners, and repair services are typically unavailable. Should a failure occur in the utilities, television, V.C.R., DVD, etc. your fee will not be refunded.
Once you have made a reservation, you have agreed to the Cancellation Policy listed below. You have agreed you will pay for all services, products, reservations, and applicable taxes that you, or those using your credit card, have ordered. You agree to pay a $19.99 processing fee per unit to 1st Class Lodging Reservation Service for every reservation made thru the service. This fee will be paid at the same time all other room and package charges are paid. This fee does not apply when there is a cancellation fee assessed. There can be no Weddings or parties at any of the units we represent without written consent of the property owner. You agree that you are of legal age to enter into this agreement. You also agree that all the information you have furnished to 1st Class Lodging Reservation Service is true and accurate. Homeowners reserve the right to inspect the property at any time for any damage, Extra Persons or Pets. Unauthorized Pets or additional Guests means that you may be asked to leave the property and a refund will NOT be given. You agree any Extra Persons or Pets staying at the property will be billed to your credit card at the published rate. Any excess cleaning or repairs will be billed to your credit card at an hourly rate of $25.00. You agree any Loss or Damage to the property will be billed to your credit card at the owner’s discretion. You agree that Check out is 11:00am or earlier, late check outs will be billed to your credit card; a charge that is equal to one-half a night stay. You agree that if the number of guests that have been billed for decreases within 30 days of the arrival date, you will still be billed for them. 1st Class Lodging Reservation Service makes accommodation reservations, we are not responsible for the management, maintenance, or care of the properties represented on our Web site. The units are all privately owned and operated. The owners or their managers are responsible for the guest's satisfaction. All prices and amenities are subject to change without notice.
With over 800 guesthouses and bed and breakfasts in the area, names of the properties or units can be similar, sometimes intentionally. 1st Class Lodging Reservation Service is not responsible if you attempt to book one of our properties, but end up booking with a different service.
1st Class Lodging Reservation Service is not responsible for injury to guests or their invitees or damage/loss to their property.
Weekday rates do not apply on Events or Holidays.
Your personal information is gathered at the time of the booking. It may be shared with a third party, but only if it is required by a law enforcement entity. Your email address and personal information will not be shared with any other entities, without your permission. 1st Class reserves the right to send you information on the area and special pricing via email, unless you request to opt out of our list.
Following a reservation, you will receive by mail, fax or e-mail:
- A letter of confirmation
- Directions to the lodging rented
- Key pick-up information
- Other pertinent information pertaining to the lodging you have reserved
We accept MasterCard, Discover, Visa, American Express, Check-By-Phone and Money orders. We will accept a personal or company check, but it must be in our hands or processed by our Check-By-Phone option no later than 10 days before your arrival date. Any transactions that are made after the credit card has been charged will include a 3% fee (minimum of $5.00).
You will need to hold your reservation with a credit card guarantee. All credit cards are run thirty days (30) days before check-in unless you have purchased the vacation protection insurance thru TravelGuard. If those are purchased, we will run the insurance amount at the time of booking. Any changes that are made after the credit card is charged will include a 3% fee (minimum of $5.00).
If you cancel the reservation you recently made thirty-one days (31 days) or more before check-in, you will be charged a $54.99 cancellation fee or 10% of the reservation, whichever is larger. No Exception. If you cancel thirty days (30 days) or less before the arrival date of your reservation, you will be liable for the full charge of the reservation, unless you purchased the Pre-Trip Cancel Fee Waiver. If the Pre-Trip Cancel Fee Waiver was purchased, you my cancel up to eight days (8 days) prior to your arrival and receive a stay certificate in the amount of purchase, minus the $44.99 + tax ($48.70) fee for the waiver. 1st CLASS STRONGLY RECOMMENDS YOU PURCHASE THE TRAVEL INSURANCE OR THE PRE-TRIP CANCEL FEE WAIVER TO AVOID THE POSSIBILITY OF LOOSING YOUR THE ENTIRE COST OF YOUR RESERVATION. If your credit card is declined for the total charge due, for any reason, your reservation may be cancelled and any deposits may be forfeited.
Group Reservations Cancellation Policy
A Group is defined as any person or party reserving Five (5) or more units either in the same name or different names. 1st Class Lodging Reservation Service defines units as any Traditional Bed and Breakfast Room, Suite, Guesthouse, Cabin or Cottage that is represented. A 50% deposit is required at the time of the booking, the additional 50% balance due will be charged to the guarantor’s credit card 30 days before time of arrival. For cancellations 31 or more days before time of arrival, a $54.99 per unit charge will be applied. Cancellations 30 days or less before time of arrival will result in loss of the entire amount charged unless we can rebook the units. Homeowners DO NOT allow parties or gatherings in their units unless written permission is given in advance. If such parties or gatherings occur, guests may be asked to leave and/or be billed at an additional $250.00 per every hour the party or gathering occurred.
Romantic Packages Cancellation Policy
The Full amount due for the Romantic Packages will be billed 30 days or less before the arrival.
Cancellation on All packages must be done 14 days before date of
arrival or the full amount of the Package order is due.
If the Romantic Packages are cancelled 14 days or more before date of arrival, there will be No Cancellation Charge.
1st Class Lodging Reservation Service reserves the right
to refuse our services or lodging to anyone.
We reserve the right to move guests if unforeseen events or circumstances occur.
1st Class Lodging Reservation Service is not liable for any problems that may occur to your computer because of computer viruses. 1st Class Lodging Reservation Service is not responsible in any way for loss or damage to equipment or data.
